Landlord Rights Regarding COVID-19
With the COVID-19 pandemic affecting so many households, many people fear the ramifications on the housing market such as being forced to sell a home and move into an apartment. In situations where people are tenants, do their landlords have any additional rights or responsibilities regarding COVID-19? For example, do landlords have the right to require COVID-19 testing for their tenants? According to the US Department of Housing and Urban Development (HUD), landlords cannot require their tenants to take a COVID-19 test as a condition of tenancy. While landlords should take all necessary measures to make sure their tenants are safe, they have no right to ask them to get COVID-19 testing or disclose any medical information to them, even if they do in fact have COVID-19.
